Insulation for houses people already live in

We're best known for attics, finding where the warm air gets out and closing it up before more insulation goes on. Most calls come from people tired of ice dams, cold rooms or a heating bill that keeps climbing. You can read more about us and how we started.

About our business

I spent my first years insulating new houses before the drywall went up, when everything's open and nobody's moved in yet. In 2017 I started J&L Rochester Insulation Company to work on lived-in homes instead, which is a different job with more surprises. We're licensed and insured, and we're based in Rochester.

Insulation contractor services in Rochester, MN

J&L Rochester Insulation Company is an insulation contractor in Rochester, MN, and most of what we fix is heat leaking out through the attic, the walls or the crawl space. We offer 16 services, from sealing gaps to pulling out old insulation that's past saving. The price usually turns on how much has to come out first, how easy the space is to get into, and whether foam or loose fill is the right call. The schedule turns on what we find once we're up there, like damp or droppings, and on any permit your address needs. The on-site estimate is where you get the number for your house.

  1. An unfinished room has spray foam insulation filling its wall cavities, with exposed roof trusses, windows, and sliding glass doors.

    Spray foam insulation

Spray foam goes on wet and expands into the gaps, so it seals air and insulates in one pass. It costs more than loose fill, and it earns that most when your ductwork runs through the attic.

  2. An attic has loose-fill insulation covering the floor beneath wooden rafters and reflective foil lining the roof.

    Attic insulation

Hot upstairs in July and ice dams in January usually point to the attic. We seal the leaks first, then bring the insulation up evenly, with the edges as deep as the middle.

  3. Loose-fill insulation covers an attic floor around wooden supports and a large flexible silver duct.

    Blown-in insulation

What is blown-in insulation? It's loose fill blown through a hose, and it's how we top up an attic that's settled thin without burying the vents at the eaves.

  4. Spray foam insulation fills the roof and wall cavities of a partially framed room.

    Home insulation

We look at the whole house, attic to crawl space, and put the work where the heat is actually getting out. It's for owners who know the house is drafty but not where to start.

  5. A worker in protective coveralls and a respirator vacuums loose attic insulation through a hose.

    Insulation removal

We pull out old insulation that's soaked, moldy or full of droppings, because new material on top just hides the problem. The space gets cleaned out before anything new goes in.

  6. Crawl space with a reflective plastic vapor barrier covering the floor and rigid insulation panels lining the walls.

    Crawl space insulation

Cold floors over a crawl space are a common winter complaint. We insulate the crawl space so the rooms above it stay warmer underfoot.

  7. Unfinished room with wall cavities filled with insulation and reflective insulation beneath the exposed ceiling.

    Wall insulation

We fill wall cavities in finished houses that were left empty or have settled over the years. It's for older homes where the outside walls feel cold to the touch.

  8. Insulation worker kneels among attic framing beside densely applied foam insulation on the sloped roof.

    Air sealing services

Air sealing means closing the gaps around pipes, wires, lights and doors before any insulation goes on. Insulation slows heat, but it won't stop a draft, so this step comes first.

  9. Basement with exposed concrete walls and fiberglass insulation fitted between wooden wall studs.

    Basement insulation

We insulate basement walls and rim joists, the band of framing that sits on top of the foundation, because that's one of the leakiest spots in most houses.

  10. Insulation worker applies foam between exposed attic rafters, with white foam coating the roof sections.

    Closed-cell foam insulation

Closed-cell foam is a dense foam that also blocks moisture. We use it on rim joists, basement walls and other spots where damp is part of the problem.

  11. A worker in protective gear sprays pale green foam insulation between exposed attic roof rafters.

    Open-cell foam insulation

Open-cell foam is a lighter, softer foam that fills odd shapes and seals air for less than closed-cell. It suits dry spots where you want the air stopped and don't need a moisture block.

  12. A large commercial interior is lined with white plastic sheeting on its walls and ceiling, with a concrete floor.

    Commercial insulation

We insulate and air seal offices, shops and other commercial buildings, with the work planned around the hours you're open.

  13. A crawl space has white plastic vapor barrier spread across the floor and wrapped along the lower block walls.

    Crawl space vapor barrier

A crawl space vapor barrier is a heavy sheet laid over the dirt and up the walls to keep ground moisture out of the house. It's for crawl spaces that smell musty or stay damp.

  14. A crawl space vapor barrier covers the floor beneath ducts and pipes, beside a large white dehumidifier.

    Vapor barrier installation

We put vapor barriers in walls, ceilings and basements so moisture from inside the house doesn't end up soaking the insulation and the framing behind it.

  15. A masked worker applies white sealant with a caulking gun to joints between exposed attic framing.

    Attic air sealing

Before we add an inch up there, we seal the attic floor around can lights, plumbing stacks, wiring and the hatch. That's the warm air that melts snow on the roof and builds ice dams.

  16. A masked worker fits fluffy white insulation between wooden wall studs.

    Retrofit insulation

Retrofit insulation is adding insulation to a house that's already built and lived in, which is most of what we do. We work around finished walls, furniture and the people who live there.

Why homeowners around Rochester call us

Satisfaction guaranteed on every job, and these are the habits behind it. When you're ready, call (507) 512-1787 or use our contact form.

  • I write your estimate myself

I'm the one who goes up in the attic and down in the crawl space, so the plan comes from someone who's been in a lot of them. Our install crew does the work, and I'm on the job to check the parts that get covered up.

  • We'll say when something doesn't need doing

If your attic already has plenty up there and only needs the gaps sealed, that's what we'll quote. Your money goes to the work that changes how the house feels.

  • Permits checked before we start

We check with the city or county office that covers your address before any work begins. If our part of the job needs a permit, we take care of it.

We fix what's wrong up there before adding more

A lot of attics we open have the same story, with new insulation dumped over old stuff that got wet or turned into a mouse hotel. More fluff on top doesn't fix that, so we look for water, mold and bad insulation first and deal with it before anything gets sealed in. Then we seal the gaps around lights, pipes and the hatch, keep the eave vents clear so the attic can breathe, and make sure the edges get as much coverage as the middle.

We also work like someone lives in your house, because someone does. The prep and cleanup are planned before we show up, so floors, hallways and closets under the hatch get covered and come back clean. If the job uses spray foam, you'll be out of the house until the re-entry time, which is when it's safe to come back in, and I'll go over that with you at the estimate so you can plan for the kids and pets.

Service areas

We're based in Rochester and work in Byron, Stewartville, Kasson and other cities around it. We see everything from older houses with little in the walls to newer ones with an attic that's thinner than it should be, and we do the same careful work wherever the house is.
